Additionally, the fee for the service is paid by the buyer, in a manner typically associated with auctions. The company can provide a unique solution to busy legal professionals managing property, namely managing the marketing of the property, generating strong interest from parties in a good position for purchase, and operating a buyer's premium in order to maximise value for their clients.


Selling your property in a more efficient and cost-effective manner


To maximize a property's value at sale, we have found that different types of properties require different approaches. For the sale of the property, we can provide a number of solutions. 


*Whilst our Sales Route is right for many of the cases we assist with and offers a viable alternative to standard methods, Harrisons PPS appreciates that every case is unique and 0% sellers fee may not always be the best route to market for your particular property.  This option may not always generate the highest return for the estate, therefore our team will always work closely with you to offer the best advice and support when producing a Sales Route to ensure we achieve the desired outcome for you and your Probate Property.

Open House - 0% Sellers Fee

Open House - Harrisons PPS first Sales Route is via this channel, meaning the buyer will pay our selling fee. We will market the property and establish multiple serious buyers and importantly 'proceedable buyers'.  We arrange an Open House (generally over a weekend one or two days) this method is similar to an auction and should create buyers competition to achieve the best offer.

Local Agents

Local Agents - Next step on the Harrisons PPS 'Sales Route' If the property does not achieve the desired result with the Open House method,  or alternatively you wish to initially choose that the property should go directly to the open market. Then we will instruct active local agents to work in conjunction with Harrisons PPS to sell the property. This service is a fully managed process from establishing the right local agent(s) to assist with the sale all the way to sales progression/completion - with our case manager your one point of contact keeping you updated on the process and providing feedback on viewings and offers and anything else along the way.

All properties are different and require a different approach and as such we would suggest instructing at least 1 local agent and up to a maximum of 3 local agents, any more would potentially over expose the property which could have a detrimental effect on the interest 
established.

Our Charge :   1.5%+VAT (up to 3 Agents)

Public Auction 

Probate properties lend themselves to auctions as often they are unmodernised or require extensive renovations to bring to a standard that is desired on the open market. 

Properties sold through auction can achieve a higher sold price compared to the open market particularly this is the case with probate properties, as auction houses has a great network of local buyers competing with professional investors. Using our auction process provides all interested parties the ability to  bid for a probate property with competition between determined bidders often producing an achieving a sale price which frequently goes beyond our clients expectations. 

Selling a probate property via our auction service provides the estate to facilitate a fast and secure sale which means the estate can be settled in the quickest possible timeframe so IHT can be paid and the beneficiaries share of the estate can be paid out. 

Auction sales can alleviate some of the stress and uncertainty in a sales process, negating the long negotiation and subject to contract transactions.
